East Hillside Project
This client came to J&R Sundberg in February of 2015 with the plan to purchase a 1909 built East Duluth Historic Mansion built originally for the “House Family” (famed for local railroad construction & ownership early 1900’s). The Clients went ahead and completed the purchase in April 2015 after developing a project scope and budget with J&R Sundberg.
The home was not maintained well in recent decades and had extensive structural corrections needed as well as ornate plaster repair. Despite the glaring “deferred maintenance” issues – the clients were able to see through the problems and could picture themselves happily raising their family in this home after extensive remodeling.
From May through September 2015 work was continual with the end result being a phenomenal total interior restoration and renovation. They now enjoy a much improved energy efficient home with 100% new mechanical systems, extensive insulation upgrades, in-floor heat, a new modern kitchen that fits the Architectural style, 6 refitted bathrooms, 5 fireplaces and elegantly finished basement.
The homes’ convenient proximity for a short work commutes supports their plans to make Duluth their home and makes the investment worthwhile. They now enjoy modern upgrades as well as Energy Efficiency namely the reliability & conveniences of modern Plumbing, Heating and Electrical total upgrades. Yet, the house maintains its historic feel with its grand staircase, multiple rooms & levels, ornate plaster, detailed woodwork, fireplaces, hardwood floors, high ceilings, nooks and built-ins – all achieved through careful restoration.
